  About the Business Park
 


Solstice Park, a £250 million development on a 160 acre (65 ha) site, will become one of the largest mixed-use business parks in central southern England.

Salisbury District Council has designated Amesbury as its centre for employment growth. As a result, Solstice Park will become the new commercial heart of South Wiltshire offering a wide range of property solutions for local, national and international organisations.

Strategically located on the A303 trunk road at Amesbury in Wiltshire, Solstice Park provides:

Developer, The Amesbury Property Company Limited (APC), has gained outline planning consent for the Solstice Park masterplan, which shows that the business park comprises four main zones:

Each zone will be entirely self-contained, separated from the others by both new roads and appropriate levels of landscaping.


 
  Zone A - The Industrial and Distribution zone
 

At the north-eastern corner of Solstice Park, the industrial and distribution estate, has detailed planning consent and has been sold to the Abbey Manor Group.

A range of freehold sites from 1 acre (0.4 ha) to 15 acres (6 ha) are now available either for design and build turnkey facilities, for sale or to let. The estate has been planned next to a new junction on the A303, on a low-lying site, which together with further contoured landscaping will help to screen views of the buildings from traffic on the A303.

Responding to the high level of enquiries from companies seeking to relocate to Solstice Park, Abbey Manor Group Limited has built a speculative scheme on a two acre site within the industrial and distribution zone. Known as The Beacon Centre, the new scheme offers units ranging in size from 1,800 sq ft (167 sq m) to 3,750 sq ft (348 sq m), which are available on both a freehold and leasehold basis.

  Zone C - Office Park
 

The office park lies on an elevated position on the south-western side of Park. Detailed planning consent has been obtained for Aurora, a quality 66,330 sq ft (6,162 sq m) facility comprising two linked buildings designed in a contemporary style; available on a freehold or leasehold basis.

Detailed consent has also been granted for an office complex, known as The Crescent, which caters for small to medium size businesses. Two stunning speculatively-built office buildings have been completed to date.

All plots have now been sold on the 11 acre Roadside and Leisure zone, occupiers include:

One of the few major sites in the South of England with planning consent for employment use, the 60 acre (24 ha) area in the centre of Solstice Park has been specially reserved for major users or headquarters' relocations.

Close to both MOD facilities and the Salisbury Research Triangle, Solstice Park is ideally located to attract inward investment and so expand the economy of the local area, whose population is expected to grow by 9.9% over the next 10 years with proposed new housing developments.

APC anticipates that a number of businesses currently based in Salisbury will wish to relocate to Solstice Park to take advantage of the excellent communications links provided by the new A303 junction and the development's high quality facilities. Their relocation will help relieve the traffic congestion in the city centre and allow Salisbury to focus its attention on developing the city as a major tourist destination.

As part of the overall development, APC took responsibility for the new Highways Agency all-ways junction, which gives direct access to the business park from the A303. Known as the Solstice Park junction, the project, which represents an investment of almost £10 million, was completed in the summer of 2004.
 
  Environmental awareness
 


Just three miles from Stonehenge, Solstice Park is set to benefit from the proposed Stonehenge Improvement Scheme, which includes plans to upgrade the A303 close to the World Heritage site, which will keep traffic away from the 5,000 year old stones.

From the inception of Solstice Park, APC has pursued a sustainable approach to development. The buildings, for example, will be designed to be as environmentally-friendly as possible; they will be orientated to allow maximum use of natural daylight. The buildings will be designed to be energy efficient and to re-cycle rain water where appropriate. This sustainability policy will extend to the park management and APC is planning to provide good transport links to local bus networks and to create cycle routes within the business park.
 

  Accessibility
 

Solstice Park is very well located in the centre of Southern England. It is within an hour's drive from the channel ports at Southampton, Portsmouth, Poole and Weymouth and within a reasonable distance from Heathrow, Southampton, Bournemouth and Bristol airports. Less than an hour by road from Reading and Swindon, Solstice Park is only 100 minutes away from Central London.

  The Amesbury Area  
 


Anticipating the housing demands of the new Solstice Park workforce, Salisbury District Council has designated Amesbury as a residential growth area.

  • 1,000 homes were built and completed by Gleeson in 2004.
  • 1,400 new homes are being built by Bloor and Persimmon Homes on a new estate one mile to the south of Solstice Park. The first phase, which includes 550 homes, community and local retail facilities including a new school, community centre, shops and a cemetery, and affordable housing, commenced in early 2006.
  • The final plots have been sold for an impressive private sports and leisure club, subject to planning.
  • Several hundred additional homes will be built in Amesbury and the surrounding villages.

South Wiltshire is one of the most attractive parts of England in which to live, combining beautiful downland countryside with a heritage dating back over 5,000 years.

  • Salisbury Plain to the north of Amesbury is protected as an Area of Outstanding Natural Beauty
  • Stonehenge, a World Heritage Site, is only a few minutes' drive from Amesbury
  • Salisbury, with its internationally famous Cathedral, is the cultural hub of the area, with a thriving theatre, arts centre and annual arts and music festival
